From the floor plans you already have: a 3D walkthrough of every unit, with Ejari rents, registered DLD sales and service charges beside it — and the view from its windows.
01 — Sheet
One brochure page. Walls, openings and dimension lines are read straight from it.
02 — Model
Walls rise from the plan, doors hang on their hinges, the balcony gets its glass. A person reviews every unit type.
03 — Walk
No camera, no access, no headset — even for units that aren't built yet. Tap the floor to walk.
04 — Noise
Traffic noise at this window, from the road's lanes, speed and distance — and how high the floor sits above it.
05 — View ahead
Every window's sightlines are checked against the towers planned around the building. Here: a G+27 across the road, due in 2028.
06 — Sun
The real sun path over Dubai, hour by hour, against this unit's windows and the towers around it.
07 — Same plan
Floor and side change what a listing never shows — and what the unit should cost. The same 45.8 m² plan, priced against 2407:
E · Floor and view weights calibrated on Dubai Land Department sales — floor by building height, view within the same building. Noise and sun hours are shown, not priced.
08 — Furnish
Furniture sized to the real rooms drops into place — a sofa that fits the wall, a bed that leaves room to walk. Always labelled as virtual.

Data
Registered transactions, not asking prices. Where the data is thin, the page lists every deal instead of inventing a confident average.
R
Straight from Dubai Land Department records — sale prices, Ejari rents, service-charge budgets.
M
Taken from your drawing by us — wall lengths and room outlines.
D
Worked out from registered or measured figures by a stated rule, like a median rent.
E
Inferred and always shown with a range — like service charges from similar buildings.
Pilot
A fixed-price pilot, so you see brokers use it before anything else.

The unit plans in your sales brochure are usually enough: PDF pages or plan images with dimension lines. DWG, DXF or IFC make models more precise, but we don't require them. Send one plan and we'll tell you honestly how it converts.
It reproduces the layout — walls, openings, doors and the balcony — checked against the drawing's dimension lines. It's for understanding the space, not measuring it: areas on the page come from your sheet, and under Dubai rules a finished unit may differ from its plan by up to 5%.
No. Everything is built from the drawing — which is why it works for off-plan, occupied and inaccessible units.
Yes. The page shows a still image first and starts 3D when the client taps it. They look around by dragging and walk by tapping the floor.
No. It shows registered transactions and indicators from Dubai Land Department open data, each with its source and date. It isn't a valuation and isn't endorsed by DLD.
You do. We use your plans only to build and host the models for your project, under a written licence you can end.
